A Real Estate Story

Sometimes the best moments in Real Estate come from a simple conversation over a beer with an old friend.  We were chatting about life and the usual stuff when she said, "I wish I could have purchased a home before I turned 40, but since that's in four months, I'm not sure it will happen." Me, being a believer that “anything is actually possible, you just have to find a way”, asked a few gentle questions. As it turns out, a mortgage broker had given some advice without actually delving into finances, scenarios and possibilities, making her and her husband feel like it was impossible and they'd be renting for life, due to the challenges of what she thought was an unachievable down-payment. 

The actual truth is - unless you're purchasing a million-dollar property or a secondary property, there are scenarios where you could qualify for 5% down.  Without actually delving into what your financial landscape looks like and discussing it with someone who is experienced and skilled in that area, the possibility just seems like an unachievable dream.  When, in reality, it could very well be the opposite. 

We were able to refer them out to a great mortgage broker who took the time to listen, develop a plan and manage their expectations and desires.  Once they learned they were actually able to qualify for a mortgage they could manage and figure out a down payment they could actually afford, it was time to search for the perfect home. 

In the market we were in from 2020 to now, things were a little bit...hectic.  Multiple offers were basically guaranteed on every property listed, prices were soaring and it was challenging to help first-time buyers stay the course.  Buying your first place can be overwhelming in the best of times.  Losing in multiples and navigating submitting offers with or without subjects for weeks is difficult, emotionally draining and very stressful.  Our clients became true heroes in their own story - staying positive, asking amazing questions to keep themselves up to date on the information that was important to them, and although they were discouraged, kept up their search.  

Behind the scenes, our team was constantly monitoring new listings, connecting with listing Realtors that we have great relationships with (we're all in this together, right?) and keeping our clients updated with any information they needed to know.  We booked showings, had our inspector on speed dial so they could at least make sure their subject property was sound before making a subject free offer, and stayed in touch with their mortgage broker to keep them updated.  Our clients are everything to us - and we have a job to do! 

After losing in multiple offers several times, the G.O.A.T. of apartments came along.  They were ready, the stars had aligned...and they secured their first home!  They ended up in the neighbourhood they wanted, with a great layout, outdoor space and an excellent building.  They were able to do an inspection, and the purchase price worked with their budget.  The best part?  They took possession just a couple of weeks before her birthday.  We are so happy they were able to make her goal come through, and turn the impossible into yes, that's absolutely doable!
